Please explain why after a significant snow fall I see the snow plows on the roads, but they always skip my driveway until the end of the day.

The roads are plowed in this order: Timphaven Drive, side roads and then driveways. We recommend that all homeowners be prepared to remove snow from their driveways if they cannot wait for the plows.

Do I need HOA approval to remodel the exterior of my home? 

​

Who do I notify if people are having a loud party late at night or are illegally parking?

​

A friendly call to the home owner should do the trick. If that doesn't work consider contacting the sheriff's office and please notify the HOA Board by using the "Member Concerns" tab on the HOA website.

How do I run for the HOA Board of Directors?

 

Please complete the Candidate Statement Form and email it to timphavenhoa3@gmail.com. Three BOD positions open each year. In the meanwhile, we strongly suggest that you get involved by serving on an HOA committee. The following committees need your help; Roads, Architecture, Finances and Membership Team (Website, Blog & Welcome to the  Neighborhood).

Is there a recommended propane provider?

Though not endorsed by the HOA, here are some options that many neighbors use.

Is there an HOA rule that addresses outside lighting and when it should be off?

​

There are no rules regarding the time outside lighting should be turned off. We highly encourage all members to be considerate of their neighbors and to do their utmost to not have lighting that disrupts others lifestyle and comfort. The HOA rules state that we should restrict “Creating a noise or light in the common area that can be heard or seen in a home or lot such that the noise or light is (1) offensive to the senses, (2) disruptive to the comfortable enjoyment and lifestyle of other residents, or (3) an obstruction to the free use of property so as to interfere with the comfortable enjoyment of life.”

Do I need a 4-wheel drive and snow tires on Timphaven in the winter? 

​

4-wheel drive, chains or studded tires are not only recommended but are critical during the winter months. Each year there are multiple crashes and cars sliding off the road and into the stream during the winter due to poor traction. Even with proper precautions, it is vital that all drivers slow down and proceed very cautiously.

How frequent should I have my chimney cleaned?

​

The National Fire Protection Association Standard 211 says, "Chimneys, fireplaces, and vents shall be inspected at least once a year for soundness, freedom from deposits, and correct clearances. Cleaning, maintenance, and repairs shall be done if necessary."

Are fireworks ever allowed in the Sundance area/our HOA?

Fireworks are never allowed in the HOA or Sundance area due to extreme fire danger.

What is the deadline for submitting the annual HOA fees? What is the late fee?

​

HOA Annual Fees are due Jan 15 of each year. The Board has discretion to assess late fines after 30 days of fee delinquency at a rate of between 12% and 18% annum.

Who do I call if a tree has fallen and is blocking the road?

​

What are the HOA rules regarding outdoor fires?

​

Outdoor wood burning fires are not allowed in the HOA boundaries.

Is there a specific date that I should have the dead fall from my property stacked by the road for the “Chipper” crew?

How close to the road pavement can I stack landscape rocks?

​

There must be a minimum of 3 feet from the pavement and any landscape rocks.

What is the best way to get a hold of my neighbor to arrange for additional parking if I have more guests than I have parking space for?

​

If you are unable to contact your neighbor, please send an email to timphavenhoa3@gmail.com and we will try to relay your message. We strongly recommend that all members take the time to introduce yourselves to your neighbors and get contact information.

To be polite, what time should we wrap up loud outside activities (e.g., music, movies, social, etc.)?

​

We recommend that loud activities start to wind down at 9:00 PM and conclude by 10:00 PM. It is always considerate to alert your neighbors of plans for outdoor parties.
